CONDITION :

10 cm tear from the left edge inward (near bottom), mild creasing also on the left edge, very mild creasing on the right and bottom edges, the surface along the top is quite wavy indicating that it may have become damp at some point (no apparent staining though), some fold wear (white stress marks on the fold lines), otherwise good.
